Washington State Home Inspector Regulations

Qualifications to Become a Home Inspector
The State of Washington recently passed legislation which will require home inspectors to obtain a license.   

  • If you are already conducting home inspections, you need to become licensed before September 1st, 2009, otherwise you will need to meet all education and exam requirements as if you were a brand new inspector. 
  • If you start conducting home inspections after September 1st, 2009, you must be licensed before you provide services. 

Requirements to obtain license:

  • If you have no or less than two (2) years' experience you must have:

    Successfully completed 120 hours of classroom instruction
    Successfully completed 40 hours of field training with a licensed inspector
    Proof of passing score on the State of Washington Inspector Exam
  • If you have two (2) years' experience or more, you must have:

    Worked as a home inspector for two (2) years prior to June 12th, 2008 - you must have proof
    Completed 100 plus home inspections - you must have proof
    Proof of passing score on the State of Washington Inspector Exam
Classroom training is defined as a course taught in a bricks and mortar location with an instructor present.
