Facebook and NextDoor are great options for marketing your services locally and connecting with real estate agents and potential homebuyer or seller clients in your area.
Instagram, TikTok, and YouTube are ideal platforms for short- and long-form video content sharing to help build brand awareness. Video is and has historically been the most popular way of sharing and digesting social content.
LinkedIn and X are great platforms for sharing general home inspector and real estate knowledge content that resonates with other professionals (aka referral sources) in the home inspection industry.
You can find success with all of these platforms. The question is – how much time do you have to dedicate to building a solid online presence on these social channels?
We find that the best approach is to start small. Begin by creating business profiles on one or two social media platforms, learn them, and refine your approach. You may find that mastering one or two channels is enough to gain visibility for your business and start steadily generating clients. If it isn’t, you can always try additional channels to promote your services.
#2: Define Your Audience
Who will you create social media content for? Real estate agents? Homebuyers? Fellow home inspectors in the business? All these audience segments?
The audience and customers you’re hoping to attract should be in the forefront of your mind as you determine your social media content strategy. While posting content consistently is key, it won’t take you very far if you don’t share content that resonates with your target audience.

Using social media to promote your home inspection business is your chance to show the world what you’ve got, establish your brand, and begin building trust. First and foremost, have fun with it! Start conversations by creating content that engages with your followers and stops them mid-scroll. Social media is, after all, social.

Hashtags are powerful tools that help you search and find social content around a certain topic. Using hashtags in your own content can also help you get discovered by your ideal followers and drive more traffic to your pages.
To use a hashtag, think of the best way to describe your content using one or a few words. Then, type them out with the pound symbol (or, hashtag) in front of it. Boom. Add hashtags within the text of your posts or at the end of the text. Now your content can be found by people searching the hashtags you’ve used.
To help you determine the best hashtags to use, consider what your target audience might be searching for. The phrase “#homeinspection” is a good start, of course, but it’s also broad. What else might your audience be looking for that may connect them with your content? “#Coloradohomeinspection,” for example, is more specific and has potential to be visible to local users who are searching for a Colorado home inspector.
Another idea? Search hashtags to find local real estate agents to follow and build relationships with. Search the hashtag “#realestateagents” and varied versions using your city name to find agents in your local area.

#6: Keep Content Short & Simple
Social media has evolved a lot in the past decade. One major trend is brevity in content. Readers often don’t have the attention spans to watch a video that is even a minute long or read a lengthy caption. When you create your posts, trim the fat. This is especially the case with short-form videos, such as TikToks and Reels. Recent statistics show that TikToks under 60 seconds and Reels between 60 and 80 seconds garnered the most views. But that’s only if you catch their attention. How do you do that?

The best way to grab a viewer’s attention is to begin your content with a hook. Your hook can be many things – a bit of interesting informative content, a surprising picture, or a promise of some kind. Consider how you can make a viewer stop their scroll.
